Lead tracking

We need some type of database to track our leads and our sales people. We need to know who has which files and how long they have had them. We need to know if the contract got signed or denied. we also want to know the time line of when the lead called in when we set first appointment and when we returned and when we recieved an answer. We want to be able to pull a list based on geography, type of work, sales person, lead source.
