As per your requirement of database for management of tenant and their details,like rent paid, rent due etc. and other details as per your requirement, I can suggest you to use MS Access database. You can have two options : 1) Complete Access application which will have forms and database as well. 2) Windows application that can be build up using .NET technology and can be installed like any software and data will be stored in MS Access. Because, we can use Oracle BI(Business Intelligence) for the analytic part you want. So, depends on your high level diagram, I can make this for you. ok.. I dont know if this is any use to you but i could create a central database that works inside an application that that would effectively work as an accounting system. for example Lets say you have 2, houses each with 3 tenants and they all pay £200 / m rent the database application would do the following: HOUSE 1 - TENANT 1 - PAID=TRUE: TENANT 2 - PAID=FALSE TENANT 3 - PAID =TRUE HOUSE 2 - TENANT 1 - PAID=TRUE: TENANT 2 - PAID=TRUE TENANT 3 - PAID =TRUE IF would track the fact that one tenant has not paid and flag this. Now lets say the follwing: HOUSE 2 has a faulty cooker which runs on gas: it is also due a boiler service HOUSE 2: JOB BOOKED - DATE & TIME: REPLACED COOKER COMPLETE = FALSE HOUSE 2 JOB BOOKED - DATE & TIME: BOILER SERVICE COMPLETE = TRUE So the database would recognise the fact that the boiler service is done but the replacement cooker failed to turn up etc. This would again flag this up in a report for you. this kind of programme is ideal as it allows you to expand on it in the future if you needed to do so. I can do this no problem, but I only develop in VFP -- it has been my preferred platform for 20 years (tried and true). I have loads of experience, and I am out in Silicon Valley. People don't care what I use to develop, they just care about the end result. Let me know if you are open to VFP and I can take care of this job in 3 weeks. I have a secure appliance to use for remote access and communication. I typically do training videos rather than written manuals if you prefer. Wendy Morgan
