Interface with Owner to review job progress schedule and critical path issues, and coordinate all aspects of the project including long lead items.

Ability to mobilize a project

Establish scopes of work for all trades from plans and specifications, review with other team members, and selected subcontractors in preparation for award of contract.

Schedule and hold Owner/Architect/Subcontractor meetings, prepare and distribute minutes of those meetings.

Monthly review of subcontractor requisitions and coordination with accounts department in the development of monthly requisition for payment.

Coordinate with the field superintendents and ensure that all field reporting is complete.

Schedule and hold weekly meetings with jobsite personnel.

Maintain constant communication with senior management regarding the project status.

Be knowledgeable of Prime Contract terms and conditions to ensure full compliance throughout construction process.

Negotiate subcontractor pricing and client change orders

Visit the jobsite on a regular basis to ensure project progress, conformance to drawings, quality and jobsite safety.

Coordinate schedule, manpower, equipment and resources

Works in partnership with Project Manager to maintain an updated and accurate project schedule

Ensures that all directives are efficiently instituted and that all commitments including coordination of all activities are met

Supervise demolition, renovation and construction of residential and commercial

Direct and evaluate site personnel and staff

Maintain DOB compliance, Daily Logs/Reports, Progress photographs and tracks progress

Ensures that quality control standards are met or exceeded

Coordinates inspections and tests

Aids, Assists and Ensures that all company employee and contractors adhere to established corporate Health and Safety Programs

Review and approve all subcontractor and vendor payment as well as timely preparation of payment requisitions

Desired Skills and Experience

Requirements:

5+ years experience

Experience on high rise projects

Demonstrate ability to manage people, costs and budgets

Knowledge of reading blueprints

Knowledgeable of NYC buildings and fire dept codes

Self Start with exceptional organizational & leadership skills.

Strong computer & estimating experience skills

Salary, and Bonus commensurate with experience
