Write a Book for me 40 thousand words

I need someone to write a book for me. I have the basic story I need but if I was to write it down I would probably only use 5 pages. I need someone with creative flair and a good imagination to kick start this book for me. I have a few ideas for some characters here and there but this is still at a very early stage (mainly in my head) Id like to get a fixed estimate for this please. I want it to be around 40 thousand words. the idea I have is fresh and exciting and could be a huge success in the u.k, I am sure you will agree with me if we are to progress. I will also offer a 1% share on profits on book sales after I have deducted my costs as a bonus to you. Doesn't sound like allot but I genuinely believe this is a great idea for a book so could end up being allot.
