UK-based web design (Ltd Co.) wanted to build an office search website
Hello, we’re looking for an established website design/development company (a one person business is OK) to build an office and commercial property website/portal where business people can search for office space or commercial property in their chosen area and price range. We’d like the website to be as automated as possible where the website user sends a message through the website to the property landlord to arrange a viewing between themselves.
If you are a freelancer designer who doesn’t have an established UK-based Ltd Company with good feedback/testimonials, then please don’t submit a bid for this job.
There are many real estate agency website templates available but those we’ve found don’t seem right or need redesigning a little so maybe you are a designer/developer who has already made something like this before.
The main functions required are ;
Landlords register and do an Anti Money Laundering credit check on themselves through the website - a fee is charged, and the AML credit check company will supply coding for the website so the developer can just paste it into the website easily and it will then be set up by the AML check company.
Landlords agree to paying commission to website if searcher takes the office space/premises
Preferably, the landlords upload their property details themselves on our website or the other option, (not as good for us) is that we have to manually enter all photos and property details ourself onto the website.
Our website could have Llinks to the landlords’ property ad on another existing property website or the properties can be displayed on our website, or a mixture of those two things.
Visitor (office/commercial property searcher) registers.
Visitor messages landlord to arrange property viewing.
The website sends info & explanation email to visitor/searcher.
Searcher has to agree to terms of website and email back that they accept agree, or could be done through website.
Some other automated communication emails and text messages being sent to the searcher and landlord at different steps of the process leading to the tenant taking the property and signing contracts before the website is then due its commission from the landlords.
The website database should ideally save details of history of searchers’ and landlords’ communications.
Website must comply with data protection and other regulations.
Maybe the tenant & landlord contract signing could also be done through the website to ensure the website receives as many of its commission payments as possible.

As the business grows, the developer will be hired to add more functions and features
