Design me a Product

Hello I'm creating a new company a "Building Service maintenance" company. We will deal directly with the building owners (target market is office buildings) regarding all their servicing requirements for their building. This will include everything from cleaning, to air conditioning maintenance, to plumbing, to the new flowers at reception each week. We will sign these building owners up to a rolling year contracts and they will have to provide our company with a monthly service charge. We will then source this work out to our trusted local contractors. We will manage the process. I am looking for someone to (1) Research and compile a complete list of different types of services an office building in a city would require. (2) Research a list of the biggest frustrations building owner have with working with maintenance building service companies. Across each of these different services. For example their may be specific frustrations in a building owner working with an air conditioning company, that are different when working with a cleaning or plumbing company. (3) Is there any good white papers or Ebooks which would be useful educational resource tools for these building owners relating to point (2). That I could upload to my new website. Many thanks Gareth
