I have posted requests several times and am now truly prepared to move forward with this project. I am looking to create an access database for our commercial real estate firm. Every broker will have access to this database which will be loaded on our internal server and we would like to make this as user friendly as possible.
The database will consist of building records, tenant records, and comp(deal) records. I have attached and excel spreadsheet that has all the record fields that I find may be necessary at this time. As you can see many of the columns that I just recently came up with are blank and will be updated/audited when we have the database in place.

## Deliverables
Here is a list of action items I would like to see the database accomplish:
1) Reporting- I would like the program to produce a stacking plan (I will explain later although there is an example attached) a comps report; a rent roll report (example attached); a tenants in the market report (example attached).
2) Searching ability- I would like the database be very searchable. For example when generating the Tenants in the Market report I would use something like this as search parameters- search all tenants in CBD that have leases expiring within the next 12 months that currently lease 10,000 to 20,000 square feet.
I will be searching all the different record fields (tenants, buildings, and comps)
3)Outlook intergration- In regard to tenant records we would like brokers that are assigned to particular types of tenants (our industrial team will be assigned to industrial tenants and our office team will be assigned to office tenants) to be sent an calendar reminder to contact a tenant when their lease is expiring within a certain time frame from the current date. We would also like reminders to be sent when our current clients lease is soon to expire (usually about 8-10 months out). How ever we will need to be able to integrate this feature later because the information we currently have in these spreadsheets needs to be verified and is not currently up to date.
4)Editable- its important for us to have the ability to edit record fields.
I would like this to look professional and at the same time very simple and easy to work with.

1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done.
2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables):
a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment.
b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request.
3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).
