We have an amazing contractor but need a structural review. Ideally the same person also has in house drafting and ability to file. Honestly, as the second floor will be one room, and as we know the design we want to do, more or less, we are not sure we need an architect as such.

I am lookiong to build a few partician walls, creating 2 offices and a bigger room out of a currently open space. I need a drawing to get the commercial permit issued. It is a 19 x 19 ft room, a 7 x 10 ft room and a 12 x 10 ft room. we would be adding 5 walls, connecting them to a singular long wall on on side of the space, leaving a hallwall around it to access current office spaces. I like modern transitional and the house is like a cape cod bungalow or cottage style from the 70's. Wanted to put in some wood above the upper brick and paint the siding.
